Project Management
A construction project manager on your side of the table
A construction project manager (gestor de projeto de obra) runs your renovation or new build on your behalf. Most owners in Portugal have an architect who draws and a contractor who builds, but nobody who represents them on site. remodel.pt works with project management partners who sit on the owner's side, from scope and tendering to snagging.
Tell Us About Your ProjectThe gap
Nobody represents you on site
The architect designs but does not manage
Site visits are often limited to set stages. Weekly coordination of trades is usually not in the contract.
The contractor protects his own scope
He is paid to deliver his quote. He does not check his own variations or schedule for you.
You may not be on site
For owners abroad or with a full-time job, nobody catches a delay or an unfinished milestone before the next payment.

What we manage
From first scope to final snagging
Written scope and budget
A scope every contractor prices the same way, so quotes can be compared line by line.
Tendering
Three written quotes from alvará-verified contractors, checked for exclusions and outliers.
Permits and architect
Coordination with the architect and the câmara municipal filing, with a realistic schedule.
Scheduling and trades
Sequencing of structural, electrical, plumbing and finishing trades.
Milestone inspection and payments
Payments released against completed and inspected work, not on request.
Snagging and handover
A defect list agreed before the final payment.
Fees
Percentage-based, paid by the owner
Project management typically costs 7.5% to 15% of the build cost. The percentage is usually higher on smaller projects and lower on larger ones, and it depends on how much of the management you hand over.
| Build cost | Fee at 7.5% | Fee at 15% |
|---|---|---|
| €100,000 | €7,500 | €15,000 |
| €300,000 | €22,500 | €45,000 |
| €500,000 | €37,500 | €75,000 |
Worked examples from the typical range, not quotes. The exact fee is agreed in writing with the project management partner before work starts. Read what a project manager costs in Portugal.
Independence
How we keep it on the owner's side
Paid by the owner, the fee is agreed between you and the project management partner, and written down.
No contractor referral fees, partners should not take commission from contractors or suppliers.
Alvará-verified contractors, every contractor is checked against IMPIC records before quoting.
Written scope and staged payments, set out before work starts, so there are no surprises mid-project.
Scope
Renovations and new builds
Renovations
Full apartment and villa renovations, multi-trade projects, and any project where you are not nearby.
New builds
Ground-up construction with architect, engineers and fiscalização, coordinated through one owner-side manager.
