Approach

Your renovation, with someone managing the moving parts.

A substantial renovation involves more than appointing a contractor. Design, specialist input, sequencing, budgets and homeowner decisions all need to work together.

Less coordination for you

Your project manager coordinates the professionals and brings the important questions to you, with the information you need to decide.

A clearer view of cost and progress

A written scope, agreed programme and regular reporting help you understand where the project stands and what has changed.

Support when you are abroad

Site photographs, progress reports and scheduled conversations keep you involved without making you the day-to-day coordinator.

Your team

Who manages your renovation?

Your day-to-day contact

A designated project manager

Before you appoint us, we identify the proposed project manager and explain their role, relevant experience and approach. Your proposal sets out site visits, reporting frequency and communication channels.

The people delivering the work

A team chosen around the scope

We select contractors and specialists for the property, the work required, availability and communication fit. Every contractor is vetted and verified, and proof of liability insurance is requested before work starts. Where the work requires it, the alvará is checked.

Languages

English-speaking options

English-speaking contractors and professionals are available on request, directly or through your project manager.

Projects

Built around your property.

01 / Apartments

Complete interior renovations

Layouts, kitchens, bathrooms, building services and finishes, with planning for shared entrances, stairs, lifts and condominium requirements.

02 / Townhouses

Whole-house renovations

Layouts, services, roofs, windows and outdoor spaces, with early checks on shared elements, neighbouring properties and the professional input required.

03 / Older buildings

Restoration and upgrades

Investigations, sensitive repairs and modern upgrades, with early assessment of timber, plaster, tilework and any heritage or historic-centre constraints.

Managed renovation suits projects with several trades and ongoing coordination. A single repair or contained trade job is better served by contractor matching. We assess suitability from the scope, budget and support required.

Process

From the first conversation to the final details.

  1. 01

    Discuss your plans

We discuss the property, your priorities, budget and timing, including the floor, lift access and any known condominium or heritage constraints. If the service is a fit, we explain the next assessment steps.

You receive: A clear next step

  2. 02

    Define the project

We coordinate the brief, investigations and professional input needed to establish a workable scope, including checks on shared building elements and any approvals the works may require.

You receive: A written scope and stated assumptions

  3. 03

    Agree the team and plan

We coordinate proposals and set out the team, budget, programme and payment stages. Delivery routes, waste removal and protection of shared areas are planned alongside the works.

You receive: A proposal you can review before committing

  4. 04

    Manage the works

Your project manager coordinates delivery, monitors progress and raises decisions and proposed changes with their cost and timing implications.

You receive: Regular reporting and documented decisions

  5. 05

    Complete the handover

We coordinate snagging and collect the agreed project records, contractor warranties and manuals.

    You receive: A documented handover

Visibility

Stay informed. Make decisions with context.

You should be able to understand your renovation without chasing several different people.

Reporting arrangements are agreed for your project. Updates cover progress against the programme, site photographs, current issues, upcoming decisions and approved changes. Your project manager explains the options and implications when a decision affects the budget or schedule.

Fees

Understand the proposal before you commit.

Your proposal explains how the project management service is charged, what it includes and how it relates to construction and other professional costs. Project management is a separate service, with its price agreed with you before any work starts.

It also sets out assumptions, exclusions, any recommended contingency and the payment arrangements. Assessment, design and investigation work is scoped and priced before it is commissioned. Changes are documented with their budget and programme implications and submitted for approval.

Clear responsibilities

Coordination and specialist delivery

Contractors and appointed professionals carry out their work under their respective agreements, licences and insurance. The project agreements identify who you contract with, who is responsible for each part of the work and the applicable warranties.

If an issue arises, your project manager documents it and coordinates the agreed steps towards resolution.

How owner-side project management works

Renovating in Lisbon

Plan for the building, the neighbours and the street.

In Lisbon, the practical details outside your apartment can shape the work inside it. We identify the relevant constraints before the programme is agreed.

01 / Condominium

Approvals and shared areas

We establish whether the scope affects shared elements or needs condominium approval, with the relevant professional advice. The plan also covers communication with the building administrator, protection of common areas and arrangements for deliveries and noisy work.

02 / Historic centre

Property-specific constraints

In areas such as Alfama, Baixa and Chiado, the appointed architect checks the building's status and applicable planning or heritage constraints. Proposed changes to façades, windows, roofs or retained features are assessed before design and timing are fixed.

03 / Building access

Deliveries, lifting and waste

Floor level, narrow staircases, lift capacity and street access affect how materials arrive and waste leaves. We plan handling, storage and protection, and coordinate checks on any permissions needed for scaffolding, containers or lifting equipment in public space.

Requirements depend on the property and the proposed works. Condominium permissions and municipal procedures are assessed separately, and neither replaces the other. See our permit guide for the municipal side.
