Moisture & humidity specialists

Damp walls, mould, rising moisture.

Portuguese homes are built for heat, not humidity. remodel.pt connects foreign property owners with vetted contractors who specialise in moisture diagnostics and remediation, from rising damp to condensation control.

Already have an inspection report identifying humidity? Even better. We match the diagnosis to the right specialist and get you competitive quotes to compare, completely free.

The problem

Three types of moisture damage, and Portuguese homes are prone to all of them

Portugal's Atlantic climate, concrete-block construction, and limited insulation create conditions where moisture accumulates faster than most buildings can manage. Foreign owners often discover the problem after buying, peeling paint, black mould along ceilings, a persistent damp smell that won't ventilate away.

Rising damp

Ground moisture wicks upward through porous stone and concrete via capillary action, often reaching one metre or more up interior walls. Older Portuguese homes typically lack a damp-proof course (DPC) entirely.

Condensation

Warm, humid air meets cold, uninsulated walls and condenses. Portugal's winter humidity regularly exceeds 90%. Without mechanical ventilation, mould colonises within weeks.

Infiltration

Water enters through cracked renders, damaged roof tiles, or deteriorated pointing. Saltpetre (salitre) crystallising on walls is a telltale sign of long-term water ingress.

Why humidity is especially hard to fix when you don't speak Portuguese

Moisture remediation is specialist work. It requires accurate diagnosis, is it capillary rise, condensation, or infiltration, before any treatment can begin. Get the diagnosis wrong and you pay twice: once for the failed treatment, once for the correct one.

For foreign property owners, the difficulty compounds. Most damp-proofing contractors in Portugal work exclusively in Portuguese. Technical discussions about DPC injection, ETICS insulation systems, or mechanical ventilation require precise communication, the kind that breaks down through translation apps.

  • Most damp specialists speak only Portuguese, technical miscommunication leads to wrong treatments
  • No independent verification standard exists for damp-proofing contractors in Portugal
  • Foreign owners are routinely quoted 20–40% above local rates with no benchmark to compare
  • Cosmetic fixes (anti-mould paint, new plaster) mask the problem without addressing the source
  • Remote owners cannot verify whether root-cause remediation was actually performed

How it works

From diagnosis to dry walls, in four steps

remodel.pt matches the specific type of moisture problem to contractors who specialise in that remediation method. Every contractor holds a verified construction licence (alvará) checked against IMPIC records.

Step 01

Scope the problem

Share photos, your inspection report, or describe the symptoms. We classify the moisture type, rising damp, condensation, or infiltration, and define the remediation scope in English.

Step 02

Competitive quotes

Your scope is sent to pre-vetted, alvará-verified contractors who specialise in moisture remediation. Written quotes, in English, with itemised line items.

Step 03

Independent inspection

A qualified inspector produces a pre-remediation condition report. This establishes the baseline, so results are measurable, not subjective.

Step 04

Staged payment

Payments released only after milestone sign-off by you and the inspector. No upfront lump sums. No paying for work that has not been verified.

Typical remediation costs

Chemical DPC injection (per linear metre of wall)€40 – €80/m
Rising damp, full DPC for medium apartment (80–120m²)€2,500 – €6,000
External waterproofing membrane + render repair€3,000 – €8,000
ETICS external wall insulation (capoto) system€60 – €90/m²
Mechanical ventilation (VMC) installation€1,500 – €4,000
Mould remediation + anti-fungal treatment per room€300 – €800
Window replacement (double-glazed, thermal break)€350 – €600/unit
Full moisture remediation package (diagnosis + DPC + ventilation + replastering)€5,000 – €15,000

Frequently asked questions

Why are Portuguese homes so prone to humidity?

Portugal's Atlantic climate produces coastal humidity that regularly exceeds 90% in winter. Most residential construction, particularly pre-2000 buildings, uses single-layer concrete block or hollow brick with no cavity insulation and no damp-proof course. Warm, moist air meets cold, uninsulated surfaces and condenses. The problem is structural, not behavioural.

What is rising damp (humidade ascendente) and how is it treated?

Rising damp occurs when groundwater is drawn upward through porous masonry via capillary action. The standard treatment is a chemical damp-proof course (DPC) injection: small holes are drilled at regular intervals along the base of affected walls and injected with a water-repellent silicone-based cream that forms a horizontal barrier. Affected plaster is then removed, a salt-inhibiting render applied, and the wall replastered.

Is anti-mould paint an effective solution?

Anti-mould paint treats the symptom, not the cause. It may slow visible mould growth for a few months, but if the underlying moisture source, rising damp, condensation, or infiltration, is not addressed, the mould returns. Effective remediation requires diagnosing and eliminating the moisture source first, then treating and refinishing surfaces.

What is ETICS / capoto and does it help with humidity?

ETICS (External Thermal Insulation Composite System), locally called capoto, is an external insulation layer applied to the building's facade. It raises the interior surface temperature of walls above the dew point, which reduces or eliminates condensation, the primary cause of mould in Portuguese homes. It also improves energy efficiency. ETICS is not a treatment for rising damp, which requires a DPC solution.

Do I need a building permit for moisture remediation?

Most interior moisture treatments, DPC injection, ventilation installation, replastering, do not require a building permit (licenciamento). However, external insulation (ETICS/capoto) that changes the facade appearance, or work in heritage zones (zonas historicas), may require approval from the camara municipal. remodel.pt confirms permit requirements as part of the scoping process.

Can moisture remediation be managed remotely?

Yes, this is a core reason remodel.pt exists. The full project trail is documented in English: scoping report, written quotes, pre-remediation inspection, milestone photos, and inspector sign-offs. Staged payments are released only after verified milestone completion. You don't need to be in Portugal for the work to proceed safely.

How long does moisture remediation typically take?

Timeline depends on the treatment type. A DPC injection for a medium apartment typically takes 3 to 5 days of active work plus 4 to 6 weeks of drying time before replastering. ETICS installation on a detached house takes 2 to 4 weeks. Mechanical ventilation installation is usually 1 to 2 days. Full remediation packages combining multiple treatments may span 4 to 8 weeks including drying periods.
